These Terms govern redrockpg.com and its forms, calculator, AI seller assistant, and educational content. By using the site, or by selecting a button that states you agree to these Terms, you agree to them. If you do not agree, do not submit information or use the interactive features.

1. Red Rock’s role

Red Rock Property Group LLC is a real estate investment company. When Red Rock makes a direct purchase proposal, it acts as a prospective principal buyer for its own account and not as your real estate agent, attorney, lender, financial adviser, fiduciary, foreclosure consultant, or government representative. Unless a separate written brokerage agreement expressly states otherwise, no agency or fiduciary relationship is created.

Red Rock may seek to purchase property below retail market value and may renovate, rent, resell, finance, or otherwise profit from a transaction. If a written agreement permits it, Red Rock may assign or transfer its contractual or property interest. You may seek independent representation, obtain an appraisal, request competing offers, or consult legal and tax professionals before signing an agreement.

2. No offer, contract, or obligation from website use

Submitting information, receiving calculator results, using chat, or requesting a property review does not create a purchase agreement, listing agreement, brokerage relationship, loan, option, or obligation to sell. A transaction exists only when the appropriate parties sign a separate written agreement. Any proposal may be changed or withdrawn until a binding agreement is signed, subject to that agreement and applicable law.

3. Educational information only

Website content is general educational information and is not legal, tax, accounting, investment, appraisal, lending, title, or financial advice. Laws and facts vary. Consult appropriately licensed professionals about your circumstances, especially for probate, divorce, bankruptcy, foreclosure, taxes, trusts, tenants, solar obligations, liens, or alternative financing.

4. Calculator limitations

The Home Selling Options Calculator uses homeowner-entered information and generalized planning assumptions. Results are estimates, not an appraisal, broker price opinion, comparative market analysis, guaranteed net sheet, or offer. The tool may not include every commission, concession, repair, tax, escrow charge, HOA amount, lien, loan payoff, insurance cost, utility expense, market change, or transaction-specific risk. Actual price, costs, proceeds, and timing may differ materially.

A displayed “recommended strategy” or “fit” score is an automated comparison of stated priorities and assumptions. It is not individualized professional advice and does not establish that the strategy is available, lawful, suitable, or in your best interest.

5. Alternative transaction structures

Subject-to, seller-financing, equity-protection, novation, lease-option, and similar structures involve significant legal, tax, credit, title, insurance, servicing, and default risks. In a subject-to transaction, an existing loan generally remains in the seller’s name even after title transfers, and the lender may have rights under a due-on-sale clause. Website descriptions are not a recommendation or assurance that a lender will permit or ignore a transfer. Any such structure requires separate written terms, underwriting, title and escrow review, and independent legal and financial review by the seller.

6. Foreclosure and distressed-property matters

Red Rock is not associated with any government agency or lender, does not guarantee that a foreclosure will be stopped or postponed, and does not provide loan-modification, bankruptcy, or foreclosure-rescue services through this website. If a foreclosure, eviction, bankruptcy, tax sale, or court deadline may apply, promptly contact your loan servicer and a qualified Nevada attorney or HUD-approved housing counselor. Do not rely on this website to calculate or preserve a legal deadline.

7. Property review and written agreements

Any potential transaction is subject to the written agreement and may depend on property access and inspection, seller authority, title, liens, HOA and solar documents, comparable sales, market conditions, proof of funds or financing, internal underwriting, and applicable law. Review all documents carefully. Terms stated in a signed transaction document control over general website content.

8. Seller information and disclosures

You agree not to knowingly submit false information or information you have no authority to provide. A Nevada seller may have statutory and contractual disclosure duties even when property is sold “as-is.” “As-is” generally addresses the allocation of repair responsibility; it does not authorize fraud, concealment, or the waiver of duties that cannot legally be waived.

9. Communications

Submitting a property inquiry requests a response from Red Rock only through the contact method and permissions you select. If you choose “Call me,” a telephone number and a separate, unchecked call-authorization box are required before our acquisitions team may make marketing follow-up calls. You may revoke call permission at any time by telling the caller, calling 702-844-9220, or emailing info@redrockpg.com.

Call authorization does not authorize automated, prerecorded, or artificial-voice calls. Red Rock does not use those technologies based solely on the website’s live-call checkbox. Automated or marketing text messages are sent only when you separately select the optional SMS consent checkbox or use another documented opt-in method.

10. Red Rock Property Updates SMS Program

When you opt in, Red Rock Property Group LLC may send recurring text messages about your property inquiry, appointment or offer follow-up, requested property information, and related home-selling services, including promotional messages. Message frequency varies based on your inquiry and responses. Message and data rates may apply. Consent is not a condition of any purchase, offer, or service.

Reply STOP to cancel. After STOP, we may send one confirmation message and will stop further program messages unless you opt in again. Reply HELP for help, call 702-844-9220, or email info@redrockpg.com. Wireless carriers are not liable for delayed or undelivered messages. Your participation is also governed by our Privacy Policy.

Consent and opt-out records may include the submitted telephone number, date and time, form and landing page, campaign source, technical request information, and the exact consent-language version displayed at submission. A company-specific do-not-contact request controls even if a person later encounters another Red Rock advertisement, unless that person completes a new, valid opt-in after the revocation.

11. Acceptable use

You may not misuse the site, attempt unauthorized access, interfere with security, submit malware, scrape the site in a manner that burdens the service, impersonate another person, or use the site for unlawful, fraudulent, or abusive conduct.

12. Third-party services and links

The site uses or may link to third-party services, including hosting, FormSubmit, OpenAI, and address-search providers. Third-party services are governed by their own terms and privacy practices. Red Rock does not control external websites and is not responsible for their independent content or availability.

13. Disclaimer of warranties

To the fullest extent permitted by law, the site and its content are provided “as is” and “as available.” Red Rock disclaims implied warranties of merchantability, fitness for a particular purpose, title, noninfringement, and any warranty that the site will be uninterrupted, error-free, or produce a particular result. Nothing in these Terms excludes a warranty or right that applicable law does not permit the parties to exclude.

14. Limitation of liability

To the fullest extent permitted by law, Red Rock and its members, employees, and contractors will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages arising solely from use of or inability to use the website. This limitation does not apply to fraud, willful misconduct, gross negligence, or liability that cannot lawfully be limited. Rights and remedies under a separate signed real estate agreement are governed by that agreement.

15. Nevada law and venue

These Terms are governed by Nevada law, without regard to conflict-of-law principles. Any dispute concerning only website use and not governed by a separate signed agreement must be brought in a court of competent jurisdiction in Clark County, Nevada, unless applicable law requires otherwise.

16. Changes and severability

We may update these Terms prospectively by posting a revised effective date. If any provision is found unenforceable, it will be limited to the minimum extent necessary and the remaining provisions will continue in effect. Failure to enforce a provision is not a waiver.
