Before choosing a selling option
Important Seller Disclosures
Last updated: August 8, 2026
We are a prospective buyer, not your representative
Red Rock Property Group LLC is a real estate investment company. In a direct purchase, Red Rock acts as a principal buyer for its own account. We are not your agent or fiduciary and do not represent that our proposed price is the highest price the market may produce.
We may earn a profit
Red Rock may purchase below retail market value and may renovate, rent, finance, resell, or otherwise profit from the property. If permitted by a written agreement, Red Rock may assign or transfer its contractual or property interest to another party.
You have choices
You may compare our proposal with a traditional listing, an as-is market sale, another investor offer, an appraisal, or advice from an independent Nevada real estate licensee, attorney, tax adviser, or financial professional. Requesting or discussing an offer does not require you to sell.
Alternative structures carry additional risk
Subject-to, seller financing, equity-protection, and novation-style transactions are not ordinary cash sales. They may affect existing loans, credit, insurance, title, taxes, possession, and timing. In a subject-to transfer, the existing loan generally remains in the seller’s name and a lender may enforce a due-on-sale clause. Obtain independent legal and financial advice before agreeing to one of these structures.
Distressed-property warning
Red Rock is not a government agency, lender, foreclosure consultant, bankruptcy adviser, or loan-modification company. We cannot guarantee that a foreclosure or other legal deadline will be delayed or stopped. Contact your lender and qualified counsel promptly if a deadline may apply.
Written documents control
Website descriptions and discussions are educational. A transaction exists only through signed written documents. Read every agreement, including inspection, cancellation, assignment, access, closing-cost, and title provisions, and ask questions before signing.
These disclosures supplement, and do not replace, the Terms of Use, Privacy Policy, transaction documents, or disclosures required by Nevada law.
